More homes are for sale in the Fenwick Island area, but deals are taking shape more slowly
The one number that changes what you should do right now: pending sales across the Fenwick Island area dropped 17.2%. The Real Estate Data Aggregator counted 135 pending sales in the three months ending July 31, 2026, down from a year before. Fewer deals in the pipeline means buyers are taking longer to decide. Sellers who price sharply from day one will feel that difference most.
More supply, fewer deals closing. That gap is the story. The Real Estate Data Aggregator counted 201 homes for sale across the area, up 17.5% from a year ago. At the same time, the number of homes sold slipped 2%. Nationally, the National Association of Realtors put months of supply at 4.9 months in August 2026. The Fenwick Island area sits inside that same slower-moving national picture.
Mortgage rates are part of the drag. Realtor.com reported rates topped 7% for the first time since January 2025. A Redfin senior economist noted rates are sitting above 7%. Higher rates make buyers pause. That pause shows up in the pending sales count here.
The two ZIP codes tell different stories
ZIP 19975 and ZIP 19944 are both in this market, but they are not moving the same way. The Real Estate Data Aggregator tracked each one separately for the three months ending July 31, 2026.

In ZIP 19944, the Real Estate Data Aggregator recorded a median sale price of $1,278,125. That is down 10.3% from a year before. Homes there sold for 92.7% of list price on average, down 1.9 points. Those are real admissions: the higher-priced end is softer.
ZIP 19975 read differently. The Real Estate Data Aggregator put the median sale price at $596,777, up 18.6% from a year ago. Homes there sold for 99.3% of list price, up 1.6 points. Nearly 1 in 5 homes, 17.9%, sold above list price. That share rose 9.2 points from a year before.
Speed: some homes moved fast, others did not
In ZIP 19944, the Real Estate Data Aggregator found the median days on market was 79 days. That is 3 days shorter than a year before, a small improvement. In ZIP 19975, the median was 66 days, 2 days shorter than last year.
Here is the bright spot in ZIP 19944. The Real Estate Data Aggregator found 47.4% of homes went under contract within two weeks of listing. That share rose 32 points from a year before. So roughly half the homes there found a buyer quickly. The other half waited much longer, pulling the median up to 79 days.
New listings and what they mean for pricing
New listings in ZIP 19944 jumped 54.5%, to 17, according to the Real Estate Data Aggregator. More fresh supply in a smaller market adds real pressure on price. In ZIP 19975, new listings actually fell 7%, to 146.
Nationally, Realtor.com reported that 20.8% of listings saw a price cut in September 2026, up 0.9 percentage points from a year before. Redfin put the share of U.S. sellers who dropped their asking price at 21% in the four weeks ending September 20. Price cuts are not rare right now.
That national pattern fits what the local numbers show. In ZIP 19944, the average sale came in at 92.7% of list price. A seller who lists too high gives up more than 7 cents on every dollar. Pricing right the first time matters more when buyers have 201 homes to look at.
Months of supply: how long would it take to sell every home?
ZIP 19944 had 2.3 months of supply, up 0.5 months from a year before. ZIP 19975 had 4.3 months, up 0.7 months. Both are below the national figure of 4.9 months that the National Association of Realtors reported for August 2026. That context matters: the Fenwick Island area still has less supply than the U.S. overall.
